2010 Monthly Maintenance:

JANUARY:

-Verizon phone line #2 reported inop.  All lines working from outside port.  Verizon called and replaced a wire on the outside of the parish hall.

-Complaints of cold parish house & thermostat problems.  Reset thermostat for large parish hall room. 

-Complaints of cold preschool.  Thermostat ok.  Ice on sides of heat pump.  RK Payne called.

-Rearranged parish hall chairs and tables.

-Received three bids for a replacement 13 SEER HVAC unit.  Accepted Groves RefrigerationŐs bid.

-Trouble call- Right hand Parish Hall furnace inop.  Called RK Payne.  Pressure switch had failed and was replaced two days later.

-Trouble call- Left hand Parish Hall furnace inop.  Called RK Payne.  Fan Motor failed.  Replaced two days later.  Replaced fan motor in opposite furnace the year before.

-Treasurer called to say bills were crippling.  Reset all thermostats to much lower temperatures.

FEBRUARY:

-Hitched the trailer and picked up Dave Kitterman and his tractor.  He plowed the lot in 3 hours.  I shoveled walks.

-Shoveled walks.

-Plowed parking lot w/ Frank ChurchillŐs tractor and blade.

-Shoveled walks.

-Met Groves Refrigeration to install new heat pump for the Day school.  (See January)

-Met Eric Jones of Three Oaks Construction to discuss doors and organ chambers

-Shoveled walks with 9 parishioners.  Lenzi family, Rev May, Danny & Cathy Brunson, Lucy Shippee.

-Met with Matt Farrel of Patrick Murphy Organ Co. for organ space measurement. Visited KG County office and started Electrical permit process.

-Changed all air filters in church and Parish Hall.

MARCH:

-6 Month fire extinguisher inspection completed.  Need one more fire extinguisher installed.

-Cut up and disposed of Holly and Cedar branches from ice storm.

-Disposed of broken asphalt from parking lot.

-Changed Service times on Rt. 206 wooden sign.

-Repaired, painted Rt. 206 sign that was damaged in wind storm.

-Emptied water traps in parish hall ceiling below dormers.

-Interviewing two electricians and working with Three Oaks Construction on Organ Chamber rehab.

-Purchased spare light bulbs and hook for girlŐs potty seat in Day School girls bathroom.

-Conducted asbestos inspection of church for KG Cty building permit.

-Hung repaired Rt. 206 Episcopal church sign.

-Cut large cherry tree out of the dogwood alongside the cemetery.

-Reset cement parking staubs after being moved by VDOT snow plows.

-Removed, repaired and replaced six prayer book holders in front church pews. K. Lenzi repainted.

-Interviewed three grass cutters and hired Grasshopper.

-Hung Easter Service sign w/ correct times on the board.

APRIL:

-Scraped and painted church front door grey threshold.

-Swept out the two outside closets.

-Emailed Dominion Power to fix the electrical light post between the church and parish hall, which is illuminated 24 hours a day,É they repaired light sensor.

-Met w/ John Cummings about Organ spaces electrical work.  Hired same.

-Met w/ Eric Jones of Three Oaks Construction about organ spaces work.  Hired same to do majority of work.

-Filed for K.G. County Building permit. Picked up same and posted on church back door.

-Worked Garden Club day emptying trash and helping w/ organ donations.

-Spent two days watching P. Murphy remove pipe organ.

MAY:

-Spent three days removing old organ equipment, electrical controls, partition walls.  Hired Stephen Cumby to assist.  Some equipment stored in my garage, the parish hall and remainder in the dump.

-Began the process of painting parking lot lines w/ K. Lenzi and will finish when weather turns.

-Organized annual Spring Clean up Day.  Asphalt patched, Day School sign and banner erected, painted benches, bell and cemetery fence, cleaned gutters, weeded and mulched small garden.  Stu Shippee and Dave Kitterman honchoed the morning.

-6 month Kitchen range hood inspection completed.

-Organ chambers framing complete.  Rough in electrical work ongoing.

-Swept out two outside closets

-Kitchen Range Hood Inspected.  Light Switch by small parish house kitchen sink should remain off unless range hood is on.

-Painted two coats of white enamel exterior paint on Hardi-Plank dormers of parish house.

-Scraped and painted windowsills of parish house windows.  These need a lot of work.

JUNE / JULY

- Sprayed Round Up on walks, garden and parking lot.

-Organ Spaces Rehab Update: Spaces complete under budget and on time. Insulation, Drywall, Plaster, Final Electric, Paint, Flooring, Final County Inspection, Clean up.

-Phone line reported out.  Verizon found church phone had shorted out.  Vestry making plans for new configuration.

-Back left parish hall unit out.  Rk Payne in to check.  Electrical contactor shorted out and full of bugs. Replaced contactor.

-Sprayed parking lot, walks and garden w/ round up.

-Vacuumed walls trim and floor of organ spaces to remove fine saw dust from floor refinishers.

AUGUST:

-Caulked ceiling joints in organ chamber.

-Changed outlet cover in organ chamber.

-Fixed LadyŐs downstairs toiletÉ. Chain broken.

-Glued light switch on/auto/off plastic piece to auto in upstairs, girlŐs bathroom.

-Placed two sticky traps after large lizard sightings.

-Purchased and installed new 3A40 BC fire extinguisher for Day school stairwell.

-Visited The Stone Center to eyeball blue stone pieces for church door threshold replacements.  Ordered 4 at specific lengths to fit all four church doors.

-Conducted Annual 90 minute Fire/Emergency Exit Test.  2 signs and one light pack failed.  Looked at options for old units.  Called Fire Safety to replace and repair.

-Walked thru annual Health Inspection w/ state inspector.

-Terri Gallagher and daughters repainted and redecorated the P.H. meeting room.

SEPTEMBER:

-Picked up Stone Thresholds w/ trailer from Massaponax.

-Reset upstairs P.H. thermostat.

-Retrieved full sticky trap.

-Fire Safety replaced the three failed units w/ new LED units.  Mike of Fire Safety claims they never wear out and we should consider replacing the remaining three exit lights to the newer version.  The older versions are at least 15 years old and showed evidence of burningÉfire hazard in the fire prevention system!  Also thought we should add two more signs in the upstairs old hallway and stairwell if the Day School expands into these rooms.  Will brief Vestry.

-Teri Gallagher and daughters painted / redecorated office meeting room.

--Exterior Doors: 

            Stone Thresholds set

            Mahogany doorsills screwed in place and oiled twice

            Old exterior door frame molding removed and replaced w/ mahogany

            Mortar tuck pointed between bricks and door frame/molding

            New doors trimmed to fit and hung on new hinges

            New lock set on eastern transept door; keyed alike to back door

            Rotten floor joists repaired and braced in two locations

            New oak floor laid in front of eastern and western transept doors

Water drain placed in western transept brick landing.  Will plumb to daylight w/ ADA wheelchair ramp

            Aluminum weather stripping attached to all doorframes

             All doors and frames repainted

            Job 99% complete

-Parish Hall tables and chairs reorganized

-Basketball net replaced

-Parish Hall main room furnace out of order. Trouble call into RK Payne

-Bob Richardson replaced manual thermostat in Day School hall w/ a programmable unit

-Charles Ragan and Dickie Ramberg pressure washed the eves of the church thereby knocking down the hornet nest.  They also checked some of the gutters.  Front gutters of the church need cleaning.
