2009 Monthly Maintenance:
JANUARY:
-New blower motor installed in parish hall furnaceÉ north side
-Changed out 2 EXIT light bulbs
-Stick pick up after windstorm
-Cold water supply line leaking under kitchen sinkÉ tightened
-Upstairs girls toilet pluggedÉ plungered
-Snow storm – shoveled
-Gas smell in parish hall: Called Amerigas. Tank empty and last to come in has horrible smell to alert you. Leak check OK. Filled 800 gallons. 4 furnaces relit as well as stove pilot lights

FEBRUARY:
-Church gas furnace will not light. Discovered the heat pump is primary and the gas furnace is back-up/emergency only. It should not light unless the circuitry calls for it. You can force it to come on by placing thermostat into EMERGENCY Heat. You must reset the system to heat later or it will heat the church to 91 degrees, 24 hours a day until you run out of propaneÉ LESSON LEARNED!
-Replaced ladyÕs downstairs toilet chain
-Called four lawn service companies to rebid contract:
Dan Roberts – eventual winner $185 a cutting and he donates 30 minutes labor per cutting

-Cut 2Õ x 2Õ plywood board to cover attic scuttle port which was open
-East and West transept doors wonÕt stay closed. Cut small blocking and placed behind latch assemblies.
-Cleaned kitchen and back hall lights of bugs and greasy build up.
-Painted kitchen walls two coats of yellow. Rehung bulletin board.

APRIL:
-Replaced two thermostats in parish hall w/ programmable
-Water bubbler constantly on. Pro Plumbers ordered part.

MAY:
-Purchased and replaced AC filters: 2 parish hall, 1 office, 1 church
-Purchased & replaced 20 amp GFCI over big sink in the kitchen
-Reprinted and posted new directions for programmable thermostats
-Replaced 100W metal halide bulb by rear outside closets
-RK Payne attempted to change thermostat in preschool hallway – nogo
-Range hood 6 month inspection completed
-Assembled preschool play house
-Sprayed Round up on parking lot and walks
-Hung old cabinets on back room wall in parish hall
-Pulled up old dead dogwoods along St. PaulÕs Rd by the graveyard. Cherry tree needs to be cut down.

-Bob Richardson replaced preschool hallway programmable thermostat
-Willie Edwards repaired handrails into the back door of the church
-Three Oaks Construction trouble call to see if parish hall chimneys were leaking water. RectorÕs office wall showing damage. Both chimneys capped w/ copper

AUGUST:
-Chipped and smoothed RectorÕs office wall
-Three Oaks taped and layered dura-bond on RectorÕs office wall. Stain/oil keeps showing through. Was oil spilled up stairs in the past 100 years. Old timer eventually tells me there was a furnace upstairs in the room above the office.
-Moved all scattered paint cans to outside closets
-Conducted 90 minute check of Emergency Exit Lights (2 SIGNS BURNT OUT)
-Replaced two bulbs, retested. Passed.
-Replaced 2 FL bulbs in officeÉ no work. Need new ballast
-Painted rectorÕs office wall w/ primer. Stain coming through
-Annual Day School Fire Inspection Accomplished- FAILED!
-Cleaned two outside closets
-Repaired three electrical violations – upstairs old closets. (worn insulation. Dead wires not boxed off, wire not in conduit)

SEPTEMBER:
-Stain appearing through the paint on RectorÕs office wall. Pinted two coats of Kilnz stain blocker. Panted two more coats for paint É six coats total.
-Purchased and installed FL ballast in office light
-Installed two mop holders in parish hall cleaning closet
-Annual Fire Inspection completed
-Kitchen bulletin board moved up 3 inches to not obstruct light switch
-Recalibrated downstairs parish hall bathroom light timers. Mens = 13 minutes, Ladies = 15 minutes
-Disassembled and oiled office deadbolt
-Reprogrammed preschool, office, parish hall automatic thermostats
-Purchased cedar siding to repair parish hall dormers
-Met w/ Mike Coley of ColeyÕs cabinets to bid on single church doors

OCTOBER:
-Primed cedar siding boards for dormers
-Changed out 6 FL light bulbs in the Parish hall
-Met w/ Eric Jones of Three Oaks to bid on dormer repair.
-Purchased and installed electric heater in rectorÕs office
-Scrapped and painted old church signpost. Dug hole, cemented post in place. Hung sign.
-Replaced 5 light bulbs in back parish hall stairwell. CanÕt reach one w/o big extension ladder.

NOVEMBER:
-RK Payne cleaned igniter on gas furnace in church. Loud squeal coming from main room parish hall furnace in north closet. Broken fan wheel. Ordered part.
-Dormers resided w/ hardi plank. Many complaints about construction and flashing problems. Will be able to rectify most when reroof the parish hall.
-Fire Extinguishers and range hood inspection completed.

DECEMBER:
-Parish Hall cleanup performed. Extra tables and chairs put away.
-Report of no hot water in the kitchen after organ fund raising dinner. C/B was in but I then reset it. Both copper pipes cold to touch. Sanitzer was found left on. Next day Bob Richardson tested the amperage of both heating elements and showed good current flow to both.
-Changed 2 FL light bulbs in menÕs bathroom
-Met RK Payne – replaced furnace blower wheel ordered in November
-Complaint that office computer monitor was fuzzy. Bob Griswold checked it out and asked that the old CRT monitor be swapped back into use. I swapped the flat screen for the CRT.
-Shoveled snow from walks. Parking lot plowed @$50 hour byÉ.
--Sacristy exterior door wonÕt close. Door is swelling and rotten. Trimmed down door and jamb. This should be the first door to be replaced in 2010.
